*Contractor* requested our revenue breakdown for March, stating that there was a separate loss of revenue policy to be given directly to us.  It was valued at $xxxx/week for as many weeks as it was closed.  Our revenue was used to file a loss of revenue policy in the building owners name.  We were directed to work with *Contractor* on all the planning on the roof.
  • In March *Contractor* requested 30 days of revenue. This was the first time anyone mentioned we would have to be closed for a period of time.  
  • March was when the leaks started being persistent.  Repairs did not seem to stop the issue.
  • April 2nd I sent *Contractor* all of our March revenue numbers
  • April 25th massive leak, chunk of ceiling fell into the court.
  • May 17th *Contractor* said that everything had been ordered so to plan on them starting shortly
  • June 15th update requested as leaks increase No new info 
  • July 15th update requested New adjuster assigned to the claim *Started losing members at this point due to the water on the court.  Was told that we are just like the old owners promising a roof that will never come.
  • August 6th *Contractor* told me that the insurance was set and we were going to see them start on the roof soon.
  • August 20th *Contractor* told me to hang a sign letting people know we would be closed in roughly 2 weeks for renovations. Figured we would be done the week of Labor day.
  • August Building owner told us about the insurance policy giving us loss of revenue.
  • September 25th Renovations actually started
  • Early October the building owner asked us to file an insurance policy for our loss of revenue on our own.  Even though we were not the renters when the damage occurred.  Made us give them a letter from our insurance stating that we were not qualified for that claim.  
  • October 30th We were told we could reopen 
    •  Many items not repaired, damaged and/or not returned to the condition we left it in.  Including a water pipe break that was never cleaned up properly. 
  • November 1st We notified *Contractor* that the roof was still leaking
  • From 11/1/2024- Present there has been persistent leaks onto the court.  We have had limited court usage and have had to refund money for court rentals.
  • The rain the past week has caused a constant dripping onto the court. 
  • 12/29/2024 Roof has 5 active leaks directly on the court.
